House Rules

  • Be respectful of house equipment, property, and owners reputation.
  • Be respectful of the neighbors, their property, and common property.
  • Limit outdoor noise after 10PM.
  • Please replace what you use in kind.
  • Please keep house clean and returned to the clean condition it was found in.
  • House car is only for owners.
  • Please remove shoes when inside. There is a shoe rack in the laundry room.
  • Private information such as lock codes are to be kept strictly confidential.
  • The house is on a septic system. Minimize waste down the drain and toilets. Only T.P. and what passes through you.
  • Turn golf cart keys to Off and attach to battery chargers when not in use.
  • Only owner-approved guests and pets allowed.
  • Do not use musical instruments.
  • Only guests of owners are invited. Guests may not invite their own guests.
  • Don't drink our booze. There's a liquor store nearby (see Local Attractions).
  • Remember, Gregg is Watching!

House Opening and Closing

Opening

  • Alarm - Set to Off. (You have 60 seconds to enter your code).
  • Thermostats - Initially set thermostats to 68 degrees in the winter or 75 degrees in the summer. Adjust to comfort from there.
  • Water Supply - Open water shut-off valve located in basement. (See picture in photo gallery).
  • Hot Water - Turn on power to hot water heater located in basement. (See picture in photo gallery).
  • Well Pump - Turn on power to well pump using circuit breaker switches 25/27 on big breaker panel.
  • Outdoor Deck Furniture - Take out of shed and put on deck if desired.
  • Refrigerators - Turn on ice makers if desired.
  • Electronics - replug sensitive electronic devices.

Closing

  • Coffee Maker - Run clean cycle and/or decalcification cycle if machine indicates as needed. Cleaning tablets and manual are in drawer below coffee maker.
  • Bedrooms - Wash and dry towels and sheets. Make beds but roll up or store bedspreads.
  • Electronics - Unplug sensitive electronics such as TV systems and printers.
  • Thermostats - Set thermostats to 55 degrees and HOLD in the winter or 78 degrees and HOLD in the summer. (See Climate Control, Thermostat Locations below).
  • Golf Carts - Plug battery chargers into, and turn golf cart keys to OFF. For winter storage see procedure posted near golf carts.
  • Doors and Windows - Lock all house  doors and windows. Lock sheds (shed keys hanging by laundry room garage door). (See Doors to Deck and Front Porch below to operate those locks).
  • Toilets - Flush toilets and put disinfectant in clean toilets. Disinfectant located in laundry room under cabinet.
  • Refrigerators - Clean out and dispose of anything in the refrigerators that will spoil. Turn off ice makers.
  • Kitchen Sanitation - Wash any dirty dishes and put away. Use any perishable foods or discard/freeze.
  • Hot Water Heater - Turn off power to hot water heater located in basement. (See picture in photo gallery).
  • Well Pump - Turn off power to well pump using circuit breaker switches 25/27 on big breaker panel.
  • Water Supply - Shut water shut-off valve located in basement. (See picture in photo gallery).
  • Outside Water - After shutting off water drain the two outside hose outlets and outside shower. Be sure to close the valves after draining.
  • Outside Deck Furniture - Move into shed or basement if closing for winter.
  • Garbage - Take garbage to Bolton Transfer Center. (See Garbage/Recycling below).
  • Lights - Turn off lights that aren't on timers or controlled by home automation.
  • Alarm - Put into Away Mode. (You have 60 seconds to exit or cancel with OFF).
  • Additional Owner Tasks - Initiate house check service. Make sure any packages and mail have been picked up from Bolton Landing and Diamond Point post offices.

Climate Control

Thermostat Locations

  1. Hall between kitchen and dining room
  2. Media room
  3. Bedroom over garage

In winter, monitor heating oil level using gauge on top of tank. Tank located in basement. Contact an owner if it gets below 1/4.

Coffee Maker

To Start: Press ON button located top right rear. Make sure water tank on left side is full (lift up and take to sink to fill). Make sure bean bin on top of machine is loaded. Let machine warm up, place rinse container under spouts, press Rinse when directed.

To Make Coffee: Place coffee cup under spout, cycle display to Coffee and press corresponding button.

To Make Other Drinks: See manual in drawer under machine or on-line manual folder. Milk-based drinks come out of far right spout.

To Empty Grounds: When machine says to empty grounds, pull drain tray out and take to sink. Take out grounds bin and dispose of used grounds (not in sink). Empty water from rinse tray and clean out any scum. Put grounds tray back on rinse tray and slide back into machine.

Note: Machine turns itself off after two hours of non-use. Be sure to keep a rinse cup under the spouts.


Doors to Deck and Front Porch

To close and lock, push handle down while closing door (hard). Lift handle up (hard) and turn lock clockwise. If lock doesn't turn fully horizontal, either the door is not closed all the way or the handle wasn't lifted all the way.


Vacuum Cleaner

In little closet behind laundry room door.


Generac Backup Generator

Located outside front door. If light facing house is green or amber everything is OK. If it's red service is required, contact an owner.


Septic Pump Alarm Panel

Located in basement (SES Simplex Control). If alarm goes off push the Silence button. This means the septic pump has stopped working and water to the house will be automatically shut off to protect the septic system. Contact an owner ASAP.

Garbage/Recycling

There is no garbage pickup. Garbage and recycling must be brought to the Bolton Transfer Station and Recycling Center. See web site for location, hours, and details.
